Homeowners Rehab/Replacement

APPLICATIONS FOR MANATEE COUNTY’S SHIP Rehab/replacement program ARE NOW CLOSED.  

THE NEXT APPLICATION CYCLE FOR SPECIAL NEEDS AND GENEREAL PUBLIC WILL OPEN APRIL 1, 2024.

PROGRAM REQUIREMENTS: FUNDS ARE AWARDED AS A 0% INTEREST DEFERRED LOAN FOR A 30-YEAR TERM WITH FORGIVENESS AT THE END OF THE TERM. PAYMENT IS DUE IN FULL SHOULD THE HOMEOWNER SELL, RENT, LEASE OR OTHERWISE VACATE THE PROPERTY BEFORE THE END OF TERM.

To participate you will need to meet the minimum eligibility standards below (all must be met in order to participate in program): 

  • Maximum property value and maximum assistance will be in accordance with Manatee County Local Housing Assistance Plan at time of assistance.     
  • Must be Real Property (not personal property)
  • Both land and unit must be owned and be the primary/homestead property
  • This activity is to assist low and very–low-income households
  • Ownership of the property must be in the name of the person applying for assistance.
  • Property being assisted must be the primary/homestead property of the individual applying. We will need to verify that you have homestead exemption on the property.
  • All utilities on the Property (Water, Sewer, Garbage) and all Property Taxes must be paid current at time of applying for the assistance. This will be verified prior to random drawing.
  • If you currently have a mortgage, your current mortgage payments must be paid current and the total mortgages on your property cannot exceed 200% of the total just value per the Manatee County’s Property Appraiser’s Office. We will verify this.
  • Your property must be located in Unincorporated Manatee County or City of Palmetto. 
  • The total assessed value by the Property Appraiser cannot exceed the value of $250,000 for Very Low-Income households and $300,000 for Low Income households. (Find your income level below.)
  • Your total gross household Income cannot exceed the maximum income levels based on your household size for the SHIP Program.
    • 1-person household max: $32,000 (Very Low Income), $51,200 (Low Income)
    • 2-person household max: $36,600 (Very Low Income), $58,500 (Low Income)
    • 3-person household max: $41,150 (Very Low Income), $65,800 (Low Income)
    • 4-person household max: $45,700 (Very Low Income), $71,300 (Low Income)
    • 5-person household max: $49,400 (Very Low Income), $78,950 (Low Income)
    • 6-person household max: $53,050 (Very Low Income), $84,800 (Low Income)
    • 7-person household max: $56,700 (Very Low Income), $90,650 (Low Income)
    • 8-person household max: $60,350 (Very Low Income), $96,500 (Low Income)
  • If you have received any County housing assistance in the last 5 years, you will not be able to participate at this time.
  • Your property will be evaluated for any outstanding liens or judgements.
